According to NHB RESIDEX data, Bengaluru led with 12.7% annual price growth, followed by Chennai at 8.2%, Kolkata at 6.7%, Ahmedabad at 6.8%, Mumbai at 3.7%, Pune at 3.5% and Hyderabad at 3.2%.

Private market trackers also show firmness. Magicbricks PropIndex, cited by ET Realty, reported that housing prices across major cities rose 14.1% year-on-year in Q1 2026, even as supply increased 10.1%. This indicates that demand has not collapsed despite higher launches.

However, the residential real estate market outlook 2026 is not a boom story. Sales growth has become selective. Some reports show stable or modestly higher sales, while others show moderation and rising inventory. A softer home-loan environment also helps. If RBI policy rates remain supportive, banks and housing finance companies may keep EMIs, or equated monthly instalments, more manageable than during the previous tightening cycle. Lower EMI pressure can bring fence-sitters back into the market.

The biggest divergence may appear within the same city. A RERA-registered project, meaning a project registered under the Real Estate Regulation and Development Act, near a metro station or employment hub may command higher prices. A delayed project in an oversupplied suburb may struggle.

For end-users, waiting for a nationwide price fall may not be a practical strategy. Current data from CBRE India and Cushman & Wakefield suggests stability to gradual appreciation, not a broad crash.

Buy sooner if the home fits your budget, the developer has a strong delivery record, legal title is clean, and the location has real end-user demand. Waiting may make sense if the project is overpriced, inventory is high, rental demand is weak, or the developer is offering aggressive schemes to push sales.

For investors, 2026 is not ideal for speculative flipping. Residential real estate should be treated as a long-hold asset. Rental yield, maintenance cost, property tax, stamp duty and exit liquidity matter as much as expected appreciation.
